Choosing a Home AMC in Dubai? Compare More Than the Price
Two home maintenance contracts can have similar prices and cover very different things. One may include scheduled servicing; another may offer fewer visits or charge separately for work you assumed was covered.
Before choosing a home AMC in Dubai, ask: What will this contract cover when my home needs attention—and what will I still pay for?
An Annual Maintenance Contract is only useful if its scope fits your property. Here is what to compare before signing.
1. Check what happens during scheduled visits
“Preventive maintenance included” is a starting point, not a complete explanation.
Ask which systems will be serviced, how often visits take place and what tasks each visit includes. An inspection, a cleaning service and a repair are different activities. Do not assume that a contract promising one includes all three.
For AC maintenance, for example, ask whether the quoted work covers filter cleaning only or additional checks and cleaning tasks. Confirm separately whether duct cleaning is included.
A written schedule makes it easier to understand what you are buying and check that the agreed work has been completed.
2. Separate labour from spare parts
A contract may cover a technician’s labour while charging separately for replacement parts or materials.
Before comparing prices, ask:
Are spare parts included, excluded or covered up to a limit?
Are consumables charged separately?
Does replacement equipment require a separate quotation?
Will additional costs need my approval before work begins?
“Repair covered” does not necessarily mean the whole repair is free. Ask the provider to explain how the contract would apply to a specific example, such as a leaking tap that needs a replacement component.
3. Understand call-out limits and response terms
Scheduled servicing and unexpected faults are separate needs. Check how the contract handles both.
Ask whether reactive call-outs are limited, what counts as an emergency and whether out-of-hours attendance carries an extra charge.
Also distinguish between a response time and a repair completion time. A technician may attend within the agreed period but need a replacement part or further investigation before resolving the fault.
Clear terms are more useful than a general promise of “priority support”.
4. Read the exclusions against your actual home
Start with a list of the systems and equipment you want maintained. Then compare it with the written contract.
Do not assume that water tank cleaning, water heaters, pumps, appliances, painting or general handyman work are included simply because the provider offers those services separately.
Raise existing problems before signing, too. If an AC unit already performs poorly or a leak keeps returning, ask whether assessment and corrective work must be quoted separately before ongoing cover begins.
This helps prevent a mismatch between what your home needs and what the agreement provides.
5. Compare the full scope—not just the annual fee
Put shortlisted quotations side by side and check the same details:
Compare
Ask for
Equipment covered
A clear list of included systems and units
Planned maintenance
Visit frequency and tasks
Unexpected faults
Call-out limits and attendance terms
Extra costs
Parts, materials and excluded work
Service records
Written findings and work completed
Contract terms
Renewal, cancellation and moving-home conditions
A lower-priced contract may suit your needs. A more expensive one may include services you will use—or services you do not need. The written scope should explain the difference.
Frequently asked questions
Can an AMC prevent every breakdown?
No. Planned maintenance can help identify some developing issues, but equipment can still fail. A contract should explain both its preventive work and the support available when faults occur.
Can I request cover for only certain systems?
Ask the provider whether a suitable option is available. Any agreed changes should appear in the quotation and contract rather than remain a verbal understanding.
What information should I provide when requesting a quote?
Share your property type, location, the systems you want covered and any known faults. Previous service records can also help the provider understand the property’s maintenance needs.
Choose cover you understand
A useful AMC gives you a clear maintenance schedule, defined support and an explanation of additional charges. Before signing, make sure you understand all three.
